In the heart of Lower East Side development Essex Crossing, a mixed-use building dubbed The Essex stands out for its status as the tallest building in the complex and its design by Handel Architects that combines tenement buildings’ design elements with modern materials. Seven months after leasing launched, developer Delancey Street Associates announced that the 26-story building’s rental units are fully leased.
Perhaps more so than any other building in the nine-site, six-acre megadevelopment, The Essex fully encapsulates the promise of the whole project. Residents of the new housing units have access to amenities like a roof deck, a garden terrace, a fitness center, a billiards lounge, and meeting rooms. The building is also home to a quarter-acre urban farm operated by Project EATS, a new 14-screen Regal Cinemas, and the relocated Essex Market. Its retail space will also include the first phase of The Market Line, the much-anticipated market of global foods, fashions, and culture that is expected to open later this summer.
The news comes at an exciting time for Essex Crossing as a whole. The Rollins is another rental building that is fully leased, and whose retail space includes a Target and the East Coast’s largest Trader Joe’s. The 99 senior housing units of Frances Goldin Senior Center are fully occupied. On the condo front, 242 Broome Street is 95 percent sold. Moreover, the 15,000-square-foot Essex Crossing Park opened to the public earlier this summer.
For all these accomplishments, Delancey Street Associates is not resting on its laurels. Rather, it is gearing up for a leasing launch at 180 Broome Street, a 26-story building under construction that will ultimately house 263 mixed-income rental units, 27,000 square feet of retail space, and Broome Street Gardens, an indoor park. Construction is also in progress on 202 Broome Street, which will have 175,000 square feet of office space and 83 luxury condos. An affordable housing lottery is still underway for 84 senior housing units at 140 Essex Street, and qualifying individuals and households have until August 20, 2019 to apply.
