Delancey Street Associates has launched leasing at The Artisan, a 26-story residential property at 180 Broome Street in the Essex Crossing development on Manhattan’s Lower East Side.
Designed by Handel Architects‘ design studio, The Artisan contains 142 rentals that range from studios to three-bedroom apartments.
Residential amenities include a landscaped rooftop patio and “skydeck,” outdoor grills, a fitness center, a shared lounge, and a children’s playroom. Residents will have direct access to The Market Line, a bazaar and marketplace, along with Broome Street Gardens, a 9,000-square-foot landscaped atrium that is elevated above the bazaar.
“We are thrilled to bring The Artisan to market,” said Matthew Villetto, executive vice president of Douglas Elliman Development Marketing, the dedicated marketing and leasing partner for The Artisan. “The infusion of world-class art from both local and international artists into the built environment, paired with elevated finishes, a complete amenity offering, some of the best view perspectives in the city, and first-choice location for many renters, will result in another successful residential offering in the Essex Crossing masterplan.”
The entire Essex Crossing complex comprises 1.9 million square feet of residential, commercial, and community space. This includes 1,079 residential units, 350,000 square feet of Class A office space, 300,000 square feet of retail space, and the newly expanded Market Line. The full project is expected to be finished by 2024.
Regarding The Artisan, apartments begin at $3,000 per month for a studio, $4,000 for one-bedroom, $6,000 for a two-bedroom, and up to $8,000 per month for a three-bedroom apartment with a private terrace. Douglas Elliman is currently hosting a mix of virtual and in-person walkthroughs for prospective buyers.
Delancey Street Associates, the development entity responsible for Essex Crossing, is a collaborative partnership of privately owned firms including BFC Partners, L+M Development Partners, Taconic Investment Partners, The Prusik Group, and Goldman Sachs Urban Investment Group. According to the team, more than 90 percent of the development will be completed and open for business by the end of 2021.
“Essex Crossing is well on its way to being one of New York City’s most exciting places to live, and residents of The Artisan will be right at the heart of the action,” said Isaac Henderson, managing director at L+M Development Partners. “While The Artisan’s unimpeded skyline views already make it a unique product in the neighborhood, its amenities—including direct connections to The Market Line, Essex Market, and four subway lines—truly set it apart from other projects on the market.”
